    Most often, we help to provide opinions of value for lending purposes. We work with both local and national lenders alike. If your lending institution has hired us to perform an appraisal on your property, we will be reaching out soon to schedule an inspection!

  • New Construction

    Often times, appraisal updates are needed throughout the construction process to develop estimates of value on partially-completed work. We are able to perform these updates for lenders, builders or for private home owners.

  • Value Consultations

    We can provide you with an Opinion of Market Value on your residential property for a multitude of purposes including: property tax appeals, family division, litigation support & preparing to list/sell a home. Please note, our services are for residential properties only. We do not offer commerical services at this time.

  • Complex Properties

    Our Certified Residential Licensed appraiser is able to inspect multiple types of complex residential properties including: waterfront, large acreage and properties in rural settings. This includes properties of any type of value.

What to Expect.

If your lender has hired Mountain Town Appraisals to complete an appraisal for your property, we will be reaching out soon to schedule an inspection. Here is what to expect when we arrive!

Most appraisals typically require both an interior and exterior inspection. At the time of scheduling, we will let you know what type of inspection your lender has ordered. An inspection will take approximately 30 minutes to an hour.

Upon arrival, the appraiser will introduce themselves and begin by taking exterior photos and measurements. The appraiser will then ask to come indoors to take interior photos and to document room count, finishes and condition. At that time, you are more than welcome to inform the appraiser of any recent updates/upgrades that have been made to the home.

The home owner can stay in the home while we complete the inspection. You also do not need to be present if you are comfortable with the appraiser accessing your home while you are away.

After the inspection, the appraiser will then return to the office to complete the bulk of the report. The report and the Opinion of Market Value will be sent to the lender/client directly on or prior to the set due date.
